By making a booking you are deemed to accept these Terms and Conditions

Payment Details:

For all bookings we require a deposit of the first nights fee. The balance is due on arrival. We accept the following forms of payment:

Cash, Bank Transfer, Debit Card and Credit Card.

We do not charge extra for credit card transactions.

Credit Card and Debit Card payments are protected and secured.  They are taken as part of the booking process using SagePay.  We are an authorised Merchant and PCI compliant. security-metrics-logosagepay

Prices include a comprehensive breakfast “Welcome Pack” and all taxes.

 Cancellation:

With accommodation for only one or two guests, cancellations can have a big impact on us, especially if we have turned away potential visitors in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.

In the unlikely event of your booking being cancelled or curtailed in advance of your arrival, the first nights accommodation fee is not refundable. If you have paid in advance for additional consecutive days, we will refund the balance.

If you choose to shorten your stay after arrival, we reserve the right to charge you for the full amount of your booking.  If we are able to re-let the Annexe for that period, you will be refunded for the days not taken less a £10 per night admin charge.

Arrival and Departure:

Check in times must be confirmed with us prior to arrival to make sure that someone is here to greet you.

Your rooms should be cleaned and prepared for you from 1pm but make sure that you contact us as soon as possible and keep us updated.  We are very flexible and want our guests to be happy from the moment they arrive.  It is possible that we may be able to collect you from a local airport or railway station but that will be charged for and is not a normal part of our service.

Please try to vacate your room by 11.00am on the morning of departure.

Keyless Digital Lock digital lock

You have private access to your rooms 24 hours a day throughout your stay. You have your own entrance and the front door is fitted with a keyless electronic digital lock. The key code will be given to you on arrival or by prior arrangement. The code will be changed when you depart.

Guest Registration:  

 Under the Immigration (Hotel Records) Order 1972 all guests aged over 16 must complete a registration form on arrival.

These records will be kept for at least 12 months.

You must include the following information.

  • Full name.
  • Nationality.
  • Permanent address in full including post code.
  • Permanent & mobile telephone number.
  • Vehicle registration number if applicable.
  • Passport number and place of issue (for overseas visitors).
  • Company name, address & telephone number. (if on business).
  • Next destination. (overseas visitors only).

Breakages and Damage:  

Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We do not normally charge for breakages, but we reserve the right to charge for repair or making good if the damage is significant.

Problems and Complaints:  

If problems arise during your holiday, please notify your hosts Les Sullivan or Christine Sullivan immediately so these can be resolved effectively and efficiently.

We reserve the right to terminate, without notice, an individual’s stay, where deemed necessary, through unacceptable behaviour, or as a result of actions which are likely to offend others.

Car Parking:  

A single car parking space is available for use by our guest in our private driveway. Cars parked here are at owners risk and no liability is accepted.

Data Protection:  

You are required to provide us with certain personal information.

Some of the data gathered during the course of a booking may be held on computer.

We will use such personal information only in accordance with relevant data protection legislation.

You warrant and undertake to us that all of the personal information you provide us with is complete and accurate.

We will not disclose any personal information which is provided by you to you to any third party without your permission.

Payment and Prices:  

We reserve the right to change our prices at any time. This does not affect bookings already made. Payment must be made for 1 night by way of deposit, regardless of the length of your stay. You may opt to pay the full amount at the time of booking. We require payment of the outstanding balance on the day of arrival.

You may pay cash, by bank transfer or by card (Visa Debit / Delta, Visa Credit, Maestro / Switch, Mastercard).  There is no additional charge for using a card.

Wi-Fi (Internet) Access:  

The Annex has High Speed Broadband available as Wi-Fi and also direct cable connection (RG45).

You undertake to us that you will use the Broadband Service responsibly and that you will behave in a lawful, honest and proper manner when accessing the internet. Without prejudice to any other provision of this agreement, we may terminate your use of the service at any time without notice if we become aware of any behaviour that has a negative effect on our equipment or network or has the potential to damage our reputation.

Non-availability:

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control.   We will attempt to offer you alternative accommodation, however if this is not possible, or unacceptable to you, then we will refund all monies paid by you. Our liability would not extend beyond this refund.

Liability:

We do not accept liability for damage, loss or injury to you or any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Smoking:  

Smoking is not permitted anywhere on the premises or its grounds. For the care of future guests, if you smoke in your room a charge of £50.00 will be made to your credit/debit card, for the cost of deep cleaning the room.   Offending guests may be asked to leave immediately with no refund of nights booked but not taken through early departure.

Children:

The general rule is that we do not accept children.  There is only one bedroom and it contains a double bed which is only suitable for one adult or a couple.

There is no provision at all for children and there are safety concerns, a pond in the garden for example.  Uncovered power sockets, “things” that can be pulled over, you know what I mean.  We do not need the liability.

So, we do not accept children.  Having said that, we have had three (now grown up) children of our own and appreciate the problem.  All I can suggest is ask.  It may be possible to bend the rules a bit in some circumstances.

Pets:

Sorry, we cannot accept pets.  Some guests are sensitive to pet hairs and we have gone to a lot of trouble to try and keep things as “hypoallergenic” as possible.  Our own dog, a Portuguese Pointer, is not allowed in either The Annexe or its garden for that reason.  We also have a couple of cats but they are less easy to control!

Cooking:  

The kitchen is well equipped but we ask you to be considerate when preparing meals. Don’t forget that we have to make sure that everything is clean and fresh for the next guest.

Please avoid frying which causes fat to spit everywhere and “highly fragrant” meals such as fried onions, garlic, curries and parmesan cheese based dishes which may take a while for the air to clear.  Avoid lingering food smells.

Accessibility Information:  

There are 2 steps from the pavement to the front door with a handrail on one side. All rooms are on the ground floor. The property is not suitable for disabled (wheelchair) guests but should not cause a problem for a reasonably mobile adult.  We do not allow pets but of course are happy to accept “guide dogs” or “assistance dogs”.  Just ask.

Lost Property:  

We are happy to return items that have been left following departure. You will be charged for postage and packaging at cost.

Termination Policy:  

We reserve the right, at our discretion, to terminate, without notice, an individuals stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non compliance of our non smoking policy may constitute termination). In such circumstances any outstanding account must be settled, no refunds will be made.

VAT:  

We are not VAT Registered.

All published rates are, in effect, inclusive of VAT at the current rate.

Published rates are inclusive of all taxes.
